The Planning Agency shall review and make recommendations on the following applications and subjects:

A. Amendments to Comprehensive Plan.

B. Amendments to the Subdivision Code, Title 18.

C. Amendments to the Zoning Code, Title 19, or the Official Map(s).

D. Amendments to the Environmental Regulations, Title 17.

E. Applications for Short and Major Subdivision waivers and deferrals pursuant to Sections 18.11.050 and 18.17.050.

F. Appeals of applications for Home Occupation uses pursuant to Chapter 19.59.

G. Appeals of staff decisions regarding Off-Street Parking pursuant to Chapter 19.61.

H. Other actions requested or remanded by the City Council.

I. Rezone requests pursuant to Chapter 19.87.

J. Requests for building on unplatted land pursuant to Section 14.10.080.

K. Subdivision waiver and deferral requests pursuant to Chapters 18.11.05 and 18.17.050.

L. Appeals of staff actions regarding binding site plan applications and site plan approval permits pursuant to Chapter 18.26.

The Planning Agency shall review and act on the following applications and subjects:

A. Site Study Analysis pursuant to Section 17.10.080.

B. Habitat Management Plan Review pursuant to Section 17.10.160.

C. Appeals of Public Works Director actions on data analysis pursuant to Section 17.10.070.

D. Extensions or continuations of Nonconforming Uses under Chapter 19.79.

E. Appeals of staff actions regarding junkyard fences (auto wrecking yards)pursuant to Chapter 19.56.140.
